How many times have you called someone, hoping to buy or sell their home, and have heard not interested? Probably, this has occurred for you many times. We have to think; these people probably get many calls a day, and who knows, depending on their buying/selling situation or other factors, they might not be in the best mood at the time of your call. Should you just toss their information in the trashcan and move on? Maybe not. What might be a good idea, is to give them a day or so and try again. You can start out with a general speech, ¨ Hi my name is Joe/Jane, I had called you the other day to speak about whether or not you were thinking of buying/selling a property. Give me just a moment, I know the last time we spoke you said you were not interested, but I just wanted to find out if you had been interested and what happened to change your mind? If it is market scares, pressure, or anything realty/money related, I think I could help or even just give some advice. I have been doing this for awhile now and it is my field. If your tooth hurts, you go to the dentist, so if you are thinking of buying/selling who better to consult but a Realtor.¨ You do not have to give that speech as verbatim, it is just a quick guide. The point is to just give it one more shot. A Realtor once related to me, that she had called a prospective seller, who told her she was not interested. After the conversation, the Realtor thought it over and decided to try again. She called the person back the next day, and found out that the person was not sure if selling was possible due to their situation. They are now working on a short sale. In the land of sales, you cannot give up, of course this does not mean calling back everyone who is not interested. Use your own judgment based on the last conversation with them. |
