Can you realistically only help those looking to buy or sell in under a time period such as 2 or 3 months? Of course, everyone had their own preference and who wouldn´t want to deal with those extremely immediate buyers or sellers. However, if you are discounting those that have longer time frames, you could be doing yourself a grave injustice. Because of today´s market and all the details that go into buying/selling, the reality is that many prospective buyers or sellers come with a longer time frame. They have a lot of things to put together, and helping them along that path can help to ensure that when the time comes they will definitely work with you. By turning them down early, you are leaving yourself with an empty pipeline....no potential money prospects down the road.

Obviously you want to think about making this month or next month´s payment, but going month to month is never a good situation. Why not allow yourself the stability of having viable options to turn to down the road. Please do yourself and these buyer/seller contestants a favor and work with them and try to help them out. They could end up saving you with a great deal later on.
