The holidays are over, and with that there are no more handy excuses to put off your home selling project. How can you make your home more sell friendly? Lets face it, if you are going to get started, you might as well try to do all you can to sell ASAP (minus hefty costs). You might have heard that renovation is key. While that would be a nice addition, it is important to note that with today´s market prices you may not be able to recoup all that you would put in. This can also be backed up by a recent study done by Remodeling magazine, Right now the bottom line is that tidiness and space is more important then top name brands in counter tops, carpeting, etc. Make sure your home is dust and clutter free and work on some minor renovation repairs; this alone brings more appeal to the potential buyer. Letś kick off the new year and get a jump start on selling your property!

Here are a few highlighted important selling tips for renovation/or pesky chores to get out of the way..

1. Look for simple improvements first: carpet cleaning, new coat of paint, wallpaper up dates or removal, putting any unnecessary or bulky items in storage (out of buyer eye sight)

2. Home inspection: Do this at the start so that any problems can be relayed before the buyer/seller negotiations get underway.

3. Is it nice on the outside? Remodeling magazine states that wood window replacement can net an average of 81% at resale cost, with siding replacement at 83%. That is a pretty good turn on investment.

4. With the bathroom, just make sure that besides being clean, that the tiles aren't too cracked or that the sink and toilet are in desperate need of repair. Replacing the toilet is not that big of an expensive, but it can make a world of difference.

5. With the kitchen-keep it light. Remodeling magazine has also found that 83% of the money spent on minor kitchen repair can be returned, higher then the 78% figure found with major repairs. Buyers want to make their kitchen their own, and will most likely undo any changes you make.
