In the case of home sellers, their transactions are a little more tricky then that of buying. They do not have the option of shopping around, and looking at homes. Sellers have to wait for interested buyers to come to them. Therefore, they need to look carefully at the Realtors they are going to hire and see who is best fit for the job.

One important factor they should look for when choosing a Realtor is their qualifications. Besides Realty overall, are they also good at marketing? The term marketing is a broad term and should not just be grouped with putting your home on a lot of flyers or ads. Marketing encompasses many things, most importantly how much your home is sold for. Is your Realtor a good negotiator? Can he/she keep the price up versus down. Good negotiation takes organization, strategy, preparation, and dedication. Also, don´t just take their word for it. Anyone, especially someone wanting to take on a new client, can say that their prices always come in above board. Ask to see their sales record and take note of those that came in above the market average.
 
 Also, of course, marketing does entail basic marketing. How will they promote your property? Is this Realtor technology skilled? Do they have an active handing of databases, information reconnaissance? In this day and age, a Realtor has to be internet savvy, anything less is a detriment to your selling goal.
 
Last, but not least, another factor that ties into marketing is familiarity with the area. How long has the Realtor been in your area. Are they familiar with the community and the community with them? A tie with the community helps give them the inside scoop on who is buying/selling, the best ways to promote, and how the values generally rise/fall in your area. 
 
All of these factors are ones that should be taken into great consideration when choosing a Realtor. Don´t sign that contract until you are sure he/she is the best option for you: the Realtor most likely to succeed in selling your home for a good value!
