In business, is there such a thing as being too nice? Many buyers admit that they are too scared or feel that it is too much of a hassle to ask for certain things during closing costs. It is interesting how a person is less likely to ask for certain closing costs, but have no problems to ask for a lowering of the buying price.

However, what they don't ask for could hurt them in the long term. For example, what about faulty pipes. If they are in disrepair and you do not get them fixed, they could cost a hefty fee later on and you also have to think of the problems that could arise for you if it happens during a bad season, weather wise.

One should always try to do a home warranty (this is where contractors/seller/realtor, etc make a warranty to protect the buyer if certain things are later found in non working order) and to ask for all of the important closing costs, which is something you ask to have done before a buy is finalized.
